ASKING PRICE: €7.5 million The island of Kastos is one of the smaller and more quiet in a cluster of island central Ionian Sea, with natural beaches, clear waters and an abundance of green lush land. Kastos has an area of approximately 8 million square meters (2000 acres) in total. the island has several natural beaches, a small port and one village, built like an amphitheatre around the port, with a church and four restaurants. The local population is small, less than 100, mainly farmers or fisherman. However in the summer hundreds of tourists arrive, most with private yachts, to enjoy the natural beauty of the island and the hospitality of the local population. 512,000 sq meters (approx. 128 acres) of prime land with a sea frontage of approx. 2400 meters, several small natural beaches and a sheltered natural harbour which could be developed as a Marina. The land which is covered with luscious greenery, fruit trees and olive trees, rises from the sea with stunning panoramic views towards the surrounding islands of Kalamos, Meganissi, Lefkada, Ithaki and Kefalonia and on the other side the mainland which is approx. 4km away with the sea port of Astakos also close by. The land is zoned and suitable for development, subject to consents, for a number of uses including hotels and residential villas. Water supply is plentiful on the island. Apart from local sources, water is supplied from the neighbouring island of Kalamos via undersea piping. Similarly there is a central electricity supply through undersea cables from the mainland.
